Building Information
A lot of property buyers in Ocean Shores are deciding to buy lots instead of pre-existing
homes. In many cases, especially if you're not in a hurry, this makes fiscal sense if you
have the cash. If you're an investor, buying land makes total sense since it's easier to flip
and maintenance is minimal. Also, there are a lot (no pun intended) more options with
vacant land than with homes especially when it comes to location.

So let's say you have explored all the areas of Ocean Shores and you have found the lot
that you want to build your dream home on. Here's a few questions for you to consider.
Does is it have water on it? What about power? Is the sewer LID paid? What about the
Street LID? What's a LID? Is the lot designated as wetland property? What are the
setbacks? Many times the property can be dry, but it's designated as wetland. Make sure
you know. It' very important that when you buy property in Ocean Shores or the entire
North Beach area that you work with a reputable real estate agent-one who will look out
for your best interests.

Another consideration for you is figuring out how much it's going to cost to clear and level
your lot. How much to get the water, power and sewer on the property? Then there's the
issue of surveying your property and the installation of the driveway.

If you're a builder or looking to have a builder build your dream home here in Ocean
Shores, there's a lot of work that goes into the details of making the match
(builder/buyer) work. I'm one of very few agents in Western Washington who is
"Residential Construction Certified" and I'm also a "Certified New Home Specialist."

These certifications are recognized throughout the real estate industry as the premier
certification specific to providing the highest level of service and professionalism in
working with builders and new home buyers. As a Certified New Home Specialist, I belong
to a group of the most highly respected individuals in the profession of real estate. The
Certified New Home Specialist designation is earned through the completion of the
industry's most comprehensive new home sales course. This training involves over 20
hours of interactive computer-based course work focused on sales and customer service
along with the technical and legal aspects of the homebuilding process. Successful
completion of the 200-page certification workbook along with a 90% or better score on
the certification test is then required to earn the CNHS certification.
